October 2023 – new laws come in to place reference fore safety and assessment. Any office tenants and some multi residential buildings need to comply.

October 2022 – new laws saw the mandatory installation of co2 alarms in all properties. We have visited and installed Kidde co2 alarms in all homes. Please remember to test and update batteries where necessary.
Interest rates
We are addressing our rental costs currently due to the rise in interest rates, we will work however to be as competitive as possible in challenging times.

Gardens
Gardens must be kept in tidy order cut and trim regularly, flowerbeds must be kept in good order, hedges front and rear must be cut and kept neat and not over hanging.
Interior
Interior must not be painted without the landlords permission, after two years it is acceptable than repaint must be done by the tenant.
Appliances & boilers
We at times provide appliances like washing machines, dishwashers at your approval, these are over and above the rental agreement therefore if they break are not due for replacement.
Please familiarise yourself with the heating appliance in your building, so that you can deal with basic issues such as topping up water pressures, bleeding radiators and the like. In situations where an engineer has to be called out, and there is no fault, just basic maintenance required, we would charge for that callout.
Exterior Guttering
Must be cleaned regularly for drains, the landlord is not responsible, these are items that need maintenance as if your own home.
Alterations
Must not be made without any agreement from the landlord. Any alterations which are made would be deemed chargeable for reverting back to as was.
Drains
Nothing should be placed down. Drains that would cause blockages.
Door locks
These require routine maintenance. Please ensure to oil front and rear door locks on a six month basis. Failed locks are usually due to a lack of TLC. Please make sure you have spre keys too.
Fridge Freezers
Must be defrosted (where included) on a regular basis to ensure efficient operation.
Meter Readings
Please take meter readings when entering / leaving a tenancy agreement.
Neighbours
Please respect our fellow neighbours.
A relationship which is healthy between neighbours goes along way to keep everybody happy.
Leaving a property
Please refer to your agreement in reference to leaving. Items such a dates of notice, council tax due, meter readings and the condition of interior and exterior, are factors that affect deposits as disputes when leaving.

Hours of business.
Boldon Property hours of business are from 9 o’clock until 5:30 at night Monday to Friday, calls for not be answered unless of an emergency, in which case please text expressing the urgent problem.
